University Of New England has purchased a 0.5± AC lot at 26 Reserved Lane, Biddeford. The property, located on the shore of Hills Beach, is adjacent to the Arthur P. Girard Marine Science Center, the home of UNE’s marine science program. This acquisition by the University secures the marine sciences research marina for the future. John Doyon, CCIM, of Malone Commercial Brokers represented the buyer and Joey Radford of Oceanview Properties represented the seller in the transaction, which closed December 13, 2025 for $1,120,000.
PopUp Bagels Debuts in Maine at Old Port Square
PopUp Bagels has officially opened at Old Port Square, marking the brand’s first Maine location. The Connecticut-based concept, known for its award-winning bagels and growing New England presence, has opened in a 1,350± SF space at 210 Middle Street under a 10-year lease.

Portland Museum of Art Expands Campus with Major Free Street Acquisition
The Portland Museum of Art is expanding its campus with the purchase of four adjoining properties on Free Street, including MaineHealth’s former administrative building and several nearby parking lots. The deal gives the museum control of nearly an entire city block in Portland’s Arts District, strengthening its long-term plans for growth and improved visitor access.
The properties at 110, 120, 128, and 130 Free Street add both building space and valuable downtown parking capacity. PMA plans to relocate its administrative offices to 110 Free Street, allowing more room for gallery space and visitor services within its main campus. The transaction also includes approximately 140 parking spaces, which will support museum programming and increase convenience for guests.
These purchases are part of PMA’s larger “Blueprint” initiative, a $100 million project focused on integrating and modernizing its campus. MaineHealth will continue to occupy the Free Street building for the next two years while the museum begins its phased planning for future use.
A notable investment in the city’s cultural and commercial landscape, this purchase reinforces the Arts District as a hub for creative, community-focused development.

Main Street Retail Changes Hands In Freeport
One of Freeport's most prominent retail properties changed hands this July 8th. 35 Main Street, a 37,663±SF building, sold to Chilton Properties, LLC by 35 Main A&B Freeport, LLC and 35 Main C, Freeport LLC for $4,300,000. The high-visibility spot houses national retail names The Gap and American Eagle Outfitters, and is a key property in the vibrant mix of outlets, boutiques, and iconic Maine brands that make Freeport a destination for locals and visitors year-round.

Northland Enterprises Acquires Lot in Gorham Industrial Park
Northland Enterprises has purchased a 15.5-acre parcel at Cyr Drive in Gorham Industrial Park (Lot 1) from The Town of Gorham for $1.11 million. The Portland-based developer sees strong demand for modern industrial space and plans to market the site for a build-to-suit facility.
The lot is approved for an 80,000± SF industrial building with high ceilings, loading docks, and office space, with potential to expand beyond 100,000 SF. Northland expects the investment could range from $17 million for a traditional warehouse to $25 million for a specialized, temperature-controlled facility.
Mike Anderson of Malone Commercial Brokers brokered the deal. He noted the sale could serve as a catalyst for additional activity in the park’s expansion area, where Amazon recently purchased 94 acres for $4 million.
Since 2001, Northland has developed more than 300,000 SF of commercial properties across Maine. Their move into Gorham reflects confidence in the region’s industrial market, where existing vacancies are limited and demand for large-scale, customizable facilities remains high.

MaineHealth Invests in South Portland Orthopedic Hub

MaineHealth has purchased 300 Southborough Drive in South Portland for $20 million, with plans to create a new hub for orthopedic care. The three-story, 122,000± SF Class A office building sits on 19 acres and offers more than 600 parking spaces.
The acquisition is part of a $70 million investment that includes $30 million in renovations to the building and $20 million toward a new 14,000± SF freestanding orthopedic surgery center. Once complete, the site will bring together orthopedic providers and specialty services that are currently spread across Greater Portland, creating a more centralized and collaborative care model.
Joe Malone and Mark Malone of Malone Commercial Brokers represented MaineHealth in the transaction, while Tom Moulton and Katie Breggia of The Dunham Group represented the seller, Metro 300 LLC.
Renovations are expected to begin in the coming years, with construction on the new surgery center anticipated to start by late 2025. MaineHealth projects the hub will improve patient access, expand capacity, and streamline orthopedic services for the region.

Craft and Calm at Stellan on Commercial Street
In Portland’s Old Port, on Commercial Street next to the Canopy Hotel, Stellan has established itself as a destination for home goods, art, and design pieces that reflect both craftsmanship and calm. Owner Erica Biordi describes the name as “Scandinavian for peaceful one or calm, which is exactly what we try to provoke with all of the things that we curate.” It also serves as an acronym for herself, her wife, and their five children.
The store feels more like a thoughtfully arranged home than a retail space. That sense of ease carries through to the artwork on display, including serene seascapes by Jill Matthews and detailed bird paintings created by Biordi’s cousin.
Every product in Stellan is chosen with care. Biordi gravitates toward makers and companies whose values align with her own such as sustainability, integrity, and support for women entrepreneurs. “The company that’s producing it has to be like a pretty holistic, wholesome company,” she said. “And that they have some acknowledgement and practice towards sustainability, whether it’s the environment or sustaining commerce, like businesses opening in Portland.”
For her, showcasing this kind of work is part of the reward. “I’m in awe of the people that create the things that we sell…to be able to support their craft and get it out into the world is so important to me.”
When Biordi was ready to open Stellan, Peter Harrington of Malone Commercial Brokers helped her find a space that fit. “This space spoke very clearly to us. Because of the exposed brick and the history of the building and the size of it was perfect.” She added that being just slightly off the main path, but still being on a popular stretch of Commercial Street, has worked well, keeping the shop close to the working waterfront while reflecting both the calm of Maine living and the hard work behind many of its makers, some of whom are featured in her shop.
Stellan has been welcomed into Portland’s unique mix of small businesses since June. “There’s such an incredible sense of community. So I’m so grateful to be here,” Biordi said.

Reframe Brings Community-Focused Fitness to Portland
After a strong first year in Falmouth, Reframe is expanding into Portland. The locally owned fitness studio has signed a lease for its second location at 180 Kennebec Street, in the heart of the West Bayside neighborhood. The new space is expected to open in late fall.
Founded by Lily Jocham, Reframe has built a dedicated following with its high-intensity, Pilates-inspired workouts using the XFormer, a next-generation version of the traditional reformer, and first of its kind here in Maine. The studio is known for delivering challenging, consistent classes in a welcoming, community-driven setting.
“This wasn’t something I planned to do within the first year,” said Jocham. “But we hit a point where it was clear that we needed more space to keep up with the energy people were bringing to Reframe.”
As the studio grows, she’s focused on protecting what made it resonate in the first place. “Even though we’re growing, what’s most important to me is the quality of our classes and the strength of our community. That consistency is everything.”
The new studio will include a full XFormer room along with a separate mat space, allowing for more variety in class offerings and more flexibility for members, while still maintaining the consistency of the types of classes they offer.
Jocham, who has taught fitness and yoga for over a decade, opened Reframe to bring something new and lasting to the local fitness scene. After becoming a mom and rethinking what wellness looked like in her own life, she saw an opportunity to build a space where people could feel strong, supported, and seen.
“There was a need for something that felt more consistent, more rooted,” she said. “I wanted to create a studio that felt personal but still professional, where the experience is strong every time, no matter who’s teaching.”
The Portland studio is located on the ground floor of the Furman Block, a modern mixed-use building that reflects the creative energy of West Bayside. It’s a neighborhood that’s home to a growing mix of fitness, wellness, and independent retail businesses.
